Although property has a doubling in value cycle, it is not linear. Property has a cycle like this: at 3-4 years then wave up, peaks, dips then at for 3-4 years then wave up.

When investing you have 5 main markets, Melbourne, Sydney, Newcastle, Brisbane, Gold coast, all grow at different times, when one peaks another may just be taking off. To build a portfolio you must look at areas where the wave is just about or has just started going up, this way you gain the maximum in shortest period.
